Four Most Common Reasons for a Roof Leak

[Posted by Jay Coleman]

It is common for a roof leak to develop several years before you need to replace the entire roof. There are several reasons why leaks may occur, especially if you own an older home. Water could be leaking from a skylight, fixtures on the roof or other reasons such as shingles that have cracked, missing shingles or blisters on a flat roof. The hardest part about repairing a leak is locating where it is occurring. Although there are numerous reasons why a leak occurs, there are four primary reasons to contact a professional roofer to repair the leaks.

Exposure to the Elements

Roofs are exposed to the elements on a continuous basis so there is no way to completely prevent a roof leak when it is due to exposure. Some areas are more prone to extreme climates which can result in a shorter life span for the roof of your home. However, regardless of where you live, there is going to be wind, rain, sleet or snow that can cause leaking roofs. Wind is one of the most common causes of a damaged roof as it can easily tear several shingles from the roof at once. If you have missing or damaged shingles, for safety reasons it is recommended that you contact a professional roofer to make the repairs, especially if the roof has a high pitch.

Inadequate Construction

Unfortunately, it is common to have a roof leak due to the negligence of a contractor. If the shingles are not installed correctly, it can result in several leaks as well as damage to the exterior and interior of your home. Always verify the credentials of any contractor you hire to do work on your home. It is tempting to go with the lowest bidder for a new roof, but unfortunately, the lowest bid often results in the lowest quality of work. It is important to hire a roofing contractor that has a good work record, excellent references and that guarantees his work.

Overfull Gutters

A blocked gutter is also a common cause of a roof leak. If you are unable to clean the gutters on a regular basis, there are roofers in Dallas that will clean the gutters for you as well as inspect the roof for damages. A blocked gutter causes the water to back up, push under the shingles and eventually damage the shingles. It is recommended that your gutters be cleaned at least before the beginning of each new season to avoid a buildup of leaves and debris that ultimately damage the roof.

Damaged Fixtures

Some of the most common sources of a roof leak are damaged fixtures on or near the roof. Chimneys, vents and skylights can all cause a leaky roof and if the damages are not repaired as soon as possible, it can lead to more extensive damage. These fixtures have metal flashing installed around them to prevent water from seeping into the interior of your home, but wind and other weather conditions can cause the flashing to get damaged, which results in leaks. It is recommended that you contact an experienced roofer to repair damaged flashing to make sure it is correctly installed.
